The 30-day window, in plain words

Vrbo's new Host Terms take effect Oct 29, 2026. Several industry reports describe Section 4.8 this way. We could not read the final terms on a Vrbo page ourselves, so check your own dashboard.

A "Vrbo Lead" is an inquiry, booking request, or other contact from a guest that reaches you through Vrbo.
If that guest books with you directly within 30 days as a result, including by phone or email, Vrbo can charge its commission on that booking.
The reports say this also covers moving the guest to another property you own or manage for similar dates.
Reporting is up to you. If Vrbo thinks an unreported booking came from Vrbo, you may need reasonable evidence that it did not.

A simple log of when and where each guest first reached you is that evidence. A guest who only saw your Vrbo listing and never contacted you there is reportedly not a Vrbo Lead.
