Your price on the split fee
Result
New price to set:
New price = old price × (1 − old host fee) ÷ (1 − new fee), rounded up to the cent. Apply the same markup to cleaning and other host fees.
What changed
- Airbnb's old split fee charged most hosts 3% and showed guests a separate service fee.
- The single fee takes the whole fee from the host payout. Airbnb says most hosts pay 15.5%, others 14% to 16%, and Brazil and Mexico pay 16%.
- Guests no longer see an Airbnb service fee line, so the price you set is what they pay before taxes.
- Airbnb set deadlines of Sep 15, 2026 for hosts outside the EEA and Oct 13, 2026 inside the EEA and Switzerland.
- The new fee only applies to reservations made after you switch.
Example: a $100 price on the 3% split fee paid you $97. At 15.5% you need $114.80 to keep $97. Airbnb's own example uses $115, which pays $97.18. If you keep $100, you get $84.50.
