How to use AI assistants for short-term rental host work

How can I use AI assistants or agents for host work without getting the numbers or rules wrong?

Let the assistant write first drafts, and let a calculator do the math. For fees and deadlines, tell the assistant to call a tool and show the formula, rather than answer from memory. Keep a person in charge of anything that sends, books, pays, or goes into a claim.

Good jobs for an assistant

Keep these for a person

Two Airbnb rules about AI

Claim evidence. Airbnb's Host Damage Protection Terms, section 3.3.3, say evidence must not be "doctored or falsified in any way, including by the use of artificial intelligence." Never let an AI tool touch damage photos. Send the original files.

Listing photos. Airbnb's ground rules for home hosts say Airbnb will ask hosts to remove content if AI or other digital technology was used to edit flaws, hide damage, add amenities, or otherwise misrepresent the listing. An assistant can write your description. It should not invent a view or a hot tub.

Response times still apply

The same host ground rules set reply expectations for questions that matter to the stay:

A drafted reply helps you hit those times. Read it before you send it.

Three ways to give an assistant real numbers

1. Copy a prompt. Our agent prompts directory has 30 copy-paste prompts in eight groups: listing, pricing and fees, guest messaging, reviews, claims, turnovers and cleaners, compliance, and direct booking. Ten of them tell the assistant to call our free calculators, so fee math and deadlines come from a tool. The rest are writing prompts. Fill in the [BRACKETS].

2. Use the free API. No key or login. Every endpoint, with parameters and an example call, is listed in llms.txt and the OpenAPI spec. Each answer includes the formula used.

3. Connect our MCP server. MCP, the Model Context Protocol, is an open standard for connecting AI apps to outside tools and data. Some assistants let you add a remote MCP server as a custom connector, though it depends on the app. Our server is at https://strhosttools.com/mcp. It needs no login and offers these tools: vrbo_reprice, airbnb_host_only, price_match, lead_window, claim_deadlines, checkout_check, list_prompts, and get_prompt.

There is also a direct booking demo server at https://strhosttools.com/booking/mcp. It can check dates, quote a stay, and send a booking request to a host. It never confirms, charges, or holds dates, and its demo listings use placeholder data.

Worked example

Fee math in a chat. Paste this into your assistant:

"Call https://strhosttools.com/api/vrbo-reprice?nightly=250&cleaning=150&pet=50&nights=4&old_rate=0.08 and show me the new prices, my take-home before and after, and the formula."

The right answer is nightly $261.37, cleaning $156.82, pet $52.28, and take-home from $1,104.00 to $1,104.03. The formula is new = old x (1 - old rate) / 0.88, rounded up to the cent. If your assistant gives other numbers, it did not call the tool. Ask it to try again, or open the link yourself.

Deadlines over MCP. For developers, or an assistant that can run commands:

curl -s -X POST https://strhosttools.com/mcp -H 'content-type: application/json' -d '{"jsonrpc":"2.0","id":1,"method":"tools/call","params":{"name":"claim_deadlines","arguments":{"checkout":"2026-11-08"}}}'

The reply includes ask_guest_by 2026-11-22 and file_claim_by 2026-12-08. Put both dates on your own calendar. You decide whether to file.

Steps

  1. Pick one repeat task, like repricing or a guest reply.
  2. Copy the matching prompt from the prompts directory.
  3. If it is math, ask the assistant to show the number and the formula, then spot-check one result.
  4. Read and edit every draft before it goes to a guest.
  5. Keep photos and claim files untouched by AI.
  6. If your assistant supports MCP connectors, add https://strhosttools.com/mcp so it can call the calculators directly.
