# Direct Booking MCP for short-term rental hosts

This MCP lets any AI agent find rentals, check calendars, get itemized quotes, and send booking requests straight to the host. No platform fees. It never confirms, charges, or blocks dates. Hosts stay in full control.

The server uses Streamable HTTP and is stateless. No auth is required.

## Tools

- **list_properties**: returns all listed properties.
- **get_property**: returns full details for one property.
- **check_availability**: reads each host's iCal feed and says if the dates are open. Lock-off units are handled: a booked full unit blocks its parts, and a booked part blocks the full unit. Results are cached for 5 minutes.
- **get_quote**: returns an itemized price. The breakdown includes nightly rate, weekend nights, cleaning fee, pet fee, tax, and total.
- **request_booking**: sends a pending request to the host by email. It never confirms a booking, never charges a card, and never blocks dates. The host replies to the guest directly.

## Status right now

- Demo Cottage (`demo-cottage`) is a fake test listing. Use it to try every tool.
- Dos Pilotos units in Virginia Beach are listed as demo. Calendars are fake and prices are placeholders. They do not accept requests yet.

## Limits

- 60 reads per minute and 3 booking requests per minute per IP.
- Stays up to 60 nights, up to 2 years out.

## For hosts

To list your property, send the following to **hello@strhosttools.com**:

- Listing details: name, location, sleep count, bedrooms, bathrooms, and a short description.
- iCal export link from your calendar (Airbnb, Vrbo, Google Calendar, etc.).
- Prices: nightly rate, weekend rate, cleaning fee, pet fee, and tax rules.

After review, your property is added to the MCP and the JSON API. You receive booking requests by email and reply to guests on your own terms.
